- The premises are for RESIDENTIAL USE only. Comply with all tenant obligations under building, housing, and health codes. Specifically, you must adhere to the Declaration of Condominium and all related rules, which may be updated by the governing association during the lease term.
- NO SMOKING OF ANY SUBSTANCES IS ALLOWED IN THE PREMISES. IF YOU SMOKE YOU WILL FORFEIT THE SECURITY DEPOSIT AND MAY OWE ADDITIONAL CLEANING FEES.
- Keep the premises clean and sanitary., including removing all garbage in a clean and sanitary manner, maintain plumbing fixtures in good condition and use plumbing in a reasonable manner. If more than standard cleaning is required, as determined in the sole discretion of the Landlord, then your security deposit will be forfeited and you may owe additional fees.
- Use all facilities and appliances reasonably and treat as if this was your own home and property. Both parties to this agreement agree to act in good faith.
- Ensure that only the specific individuals listed on the check-in form are permitted on the property. Any additional individuals require written approval from the Landlord. If any additional individuals reside at the premises, you will forfiet your security deposit and may owe additional fees.
- Act in a manner that does not disturb neighbors or breach the peace. Please do not disturb neighbors and refrain from playing loud music, loud activities or having parties without written permission. Any complaints from neighbors will result in forfeiture of your security deposit and potentially additional fees.
- Obtain Landlord’s written consent before allowing any pets or hazardous items on the property.
- Refrain from making any alterations or improvements without written consent from the Landlord. You must not encumber the property in any way.
- You may be held responsible for excess utility charges except for standard water, basic cable, electricity, and internet, which are provided by the Landlord.
- Not assign or sublease the premises without the Landlord’s written consent.
- Not encumber the property or allow any liens for improvements or repairs made by the Tenant.
- Return parking gate remote controls and home/property keys to avoid fees ($100 per set of keys, $100 per gate remote control).
- You must pay for any damages to the premises, including damages amounts in excess of any security deposit. For example, you must pay for lost keys. You indemnify the Owner from liability for damages or injury, except for Owner’s intentional misconduct.
- The Landlord is not liable for any loss or damage to your personal property unless caused by Landlord’s negligence or misconduct
- Comply with mandatory evacuation orders during hurricanes or warnings to qualify for refunds.
- Strictly follow specific cancellation policies and requirements.
- Stricly adhere to all rules above and the conditions for the return or retention of the security deposit.
- Notwithstanding any other provision in this agreement or insurance coverage, the Tenant shall be responsible for any and all damages to the premises. The Tenant shall also bear responsibility for damages that are below the insurance deductible or exceed the coverage limits of any insurance policy held by either the Tenant or the Landlord. This clause does not waive the Tenant’s responsibility to adhere to all other terms regarding damages as stipulated in this agreement.
This document serves as an addendum to the Short Term Rental Agreement (the "Full Agreement") between MIAMI BEACH OCEAN RENTAL LLC, acting in the capacity of Landlord and Property Manager (the "Landlord"), and you, the Tenant (the "Tenant"). All parties are advised to carefully review the Full Agreement to ensure understanding and compliance with its terms. Your signature on this document confirms the Tenant's acceptance and unambiguous agreement to the Full Agreement and to abide by its full terms and provisions during the rental period as if they had signed the Full Agreement.

The Tenant acknowledges that they have had the opportunity to review the Full Agreement in its entirety before accepting its terms. The Tenant agrees that failure to review the Full Agreement does not relieve them of their obligations under it once they have signified acceptance by accessing the link.
By signing you acknowledge that you’ve reviewed and understood the rules outlined herein and the terms of the Full Agreement. This is a short summary of some of the lease rules and requirements for your information and is not comprehensive terms of your use of the premises. No amendment of this document or the Full Agreement shall be effective unless signed by both parties.
